then Parkland is where you should start your search for a new home!  Whether you want to live in a 
guard-gated community or a house with no homeowner's association, it's all here in Parkland, Florida!

With very few exceptions, the majority of single family homes you'll find throughout Parkland, Florida have 3-5 bedrooms and 2-5 bathrooms under 1,300-6,000 air-conditioned square feet and 2-3 car garages with some homes (mostly in the $1+ million price range) offering as many as 7-10 bedrooms and 5-7 bathrooms under 3,500-9,000 square feet of air-conditioned space and 3-4 car garages.

The majority of homes in Parkland have been built from 1980 on, though over half were built between 2000 and the present day, with some new construction still taking place. 

Approximately 70% of Parkland homes have a pool with many of those also including a spa/hot tub area.  Looking for waterfront property?  About half the residences in Parkland are waterfront homes (either lake or canal).  You'll also find more one-story homes than two-story.  Need a property with a guest house?  You'll find a few of those scattered around Parkland.  Most homes sit on large lots, often a half-acre or more.

Single family home values in Parkland, Florida, currently range from the low $300's to about $3 million with the median home price being approximately $600,000.  Meanwhile, Parkland condo and townhouse values range from the low $200's to the low $300's with a median selling price of approximately $258,000.

Thinking of selling?  Your first step should be to find out what your Broward County property value is before putting your home on the market.  In the buyer's real estate market we're currently experiencing (where there are more homes for sale than buyers ready to purchase), it's especially important to know how your property compares to your competition.  This means not just homes most similar to yours (preferably in the same community) that have recently sold but also those that are currently for sale.

The City of Parkland's largest development, Heron Bay, is located in westernmost Parkland with subdivisions surrounding the 18-hole championship Tournament Players Club (TPC) golf course.  The following Heron Bay subdivisions can be found along Heron Bay Blvd. and Heron Run Drive:  Banyan Isles, Bay Cove, Casa del Sol, Creekside, Edgewood at Heron Bay, Greenbriar, Meadowbrook, Olde Brooke, Sable Pointe, as well as The Colony, The Estates, The Glen, The Greens, The Highlands, The Reserves at Heron Bay, The Vistas, Villa Sorrento and Waterford Estates.  There are other subdivisions along the southern end of the Heron Bay development, including L'Hermitage, Long Cove, The Falls, Mizner Village and The Falls - however, these are actually located within the Coral Springs city limits.

The prestigious Parkland Golf and Country Club, located just off Trails End, features a golf course designed by Greg Norman and a 50,000 sq. ft. country club with tennis courts, spa, gym, restaurants and more, including the 2.64 acre beautiful and educational Audubon International Botanical Gardens.  The Alhambra Collection, Bella Flor, Club Estates and Gables Estates are all subdivisions within the Parkland Golf and Country Club development.

Other Parkland neighborhoods worth checking out include Bennington at Ternbridge Estates, Country Place, Country's Point, Cypress Cay (East/West), Cypress Head (the grand-daddy of Parkland gated communities), Cypress Trail, Fox Ridge and Fox Ridge Estates.  Some communities include amenities such as a clubhouse, tennis courts, a children's playground and sometimes even a basketball court and sand volleyball court.  Additional Parkland FL neighborhoods you'll find among MLS listings include Grand Cypress Estates, In the Pines, Mayfair at Parkland, Meadow Run as well as Meadow Run West, Mill Run at Terramar and Parkland Estates. One of the city's largest subdivisions, Parkland Isles, has a wonderful recreation center which includes a clubhouse, swimming pool and spa, two tennis courts, a half court and a meandering lakeside walkway.  Of course, you don't have to live in a community with all these amenities in order to enjoy living here!  The city does offer many of the same and more amenities with their parks and recreation facilities.  Be sure to view homes in neighborhoods such as Parkland Lakes at Cypress Head, Parkland Place, as well as Parkside Estates, Parkwood, Riverside Acres, Sable Pass at Country's Point and one of my favorites - Tall Pines.  There's also Ternbridge Estates, Terramar, The Lakes at Parkland, The Landings of Parkland (including the Estates section), Waters Edge at Parkland and Whittier Oaks.

There are only a few neighborhoods of single family homes in Parkland, Florida, that have no homeowners association (HOA).  Among these are BBB Ranches (also known as "The Ranches"), Country Acres, Fla Fruit Lands Co., but the largest of the Parkland HOA-free communities is Pine Tree Estates, located between the Sawgrass Expressway (Toll Road 869) and Holmberg Road and from NW 62nd Terrace on the east side almost to Riverside Drive in central Parkland.

If you're looking for a carefree lifestyle and want to live in Parkland, consider buying a condominium or townhouse as some of these feel like a single family home because they offer features such as a garage and porch while some also offer private backyards.  While most of the condos and townhomes throughout Parkland have 3 bedrooms and 2 bathrooms, there are some that offer either 2 or 4 bedrooms so you're likely to find one that suits your needs.  Almost all have a 1-car garage with a few featuring a 2-car garage.  If your preference is for a townhome or condo, consider viewing some in communities such as Carriage Homes at Terramar, Caseras (coach homes) at Parkland Golf and Country Club, Cypress Pointe at Heron Bay, Heron Preserve townhouses with loft and garage, Mews of Cypress Head, Parkland Terraces, Tuscany at Heron Bay South.

If you're not ready to buy a home but want to live in the City of Parkland, one rental apartment community to check out is Winners Circle at the NW corner of S.R. 441 and Holmberg Road on the eastern end of Parkland, Florida.
